Can a foreigner buy property in the Dominican Republic?

Yes — with the same property rights as a Dominican citizen. No residency or local partner is required: a valid passport and proper due diligence are enough. Title is registered in your name (or your company's) at the national Title Registry.

Can I buy without traveling to the Dominican Republic?

Yes. With a power of attorney (apostilled or signed at a Dominican consulate), an attorney can sign on your behalf. I structure the process so every stage is documented in writing — and on video where it applies. What you can't see in person, you must be able to verify.

What taxes and closing costs should I budget for?

As a baseline: a 3% transfer tax on the property value, legal fees (typically 1%–1.5%), and, as an owner, the annual 1% property tax (IPI) on value above the exempt threshold when applicable. Some tourism-approved projects under CONFOTUR carry tax exemptions. Every case is confirmed with counsel before signing.

What currency is used and how do I send funds?

The premium market is priced in U.S. dollars. Funds move via international wire transfer, ideally with source-of-funds documentation prepared from the start — it speeds bank compliance and protects the traceability of your investment.

What gets verified before signing? What does due diligence mean here?

At minimum: a legal-status certification on the property (liens and encumbrances), correct title and survey, property-tax standing, and — for pre-construction — the developer's track record and the project's trust structure. If any of that isn't clean, the price is irrelevant.

Who manages the property if I live abroad?

That's where I come from professionally: I operated Airbnb and property management before moving into advisory. I can structure the rental operation — short or long term — with monthly reporting, so the asset works without you having to be here.
